Access Statement for Bowsden Bed & Breakfast
We aim to cater for the needs of ALL visitors in our 2 – bedroom Bed and Breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will do our best to assist you.
Pre Arrival
- There is a very infrequent bus service to the village
- The main station is 20 minutes away by car
- The local bus company in Berwick has accessible vehicles if required. Contact us if you wish to take advantage of this facility.

Arrival and Car parking facilities
- There is ample space for parking next to the entrance to the property
- The surface is concrete to the first step which is a minimum of 13cm high
- This leads to a wide flagged area where there are two more steps to the front entrance which are both 15cm high.
- There is a hand rail to the right of theses steps attached to the wall.
- An alternative entrance is provided by accessing the patio doors via a level flagged path. There are steps to this entrance and these are both 15cm high.
- There is a handrail to the right hand side of these steps.
- Our Bed and Breakfast is our home and there will be someone here to assist with yourselves and your luggage if you advise us of your anticipated time of arrival
- The reception area and hallway has short pile carpet on the floor
- For those with pets/assistance dogs a water bowl and food bowl are provided. Food can be provided if pre booked.
Public areas
- Breakfast is taken in our kitchen/dining room
- There is wood laminate flooring to this area
- There is a rug on the floor from the door to the table
- The table is a solid piece of furniture with legs at each corner and a height of 64cm underneath
- The chairs are armless
- Guests are welcome to use the family lounge where there is an upright chair
- Furniture can be moved around to accommodate special requirements
- There is Sky TV with a remote control
- The coal effect gas fire is also remote controlled
Bedrooms
- There are two bedrooms one on the ground floor and one on the first floor
Ground floor bedroom
- Door width is 67cm
- This bedroom has two single beds
- The beds are 62cm high and are sprung edge divans
- There is room to walk around the beds on both sides
- The area could be expanded by moving the beds to one side or the other
- The room is carpeted in short pile carpet
- This room has private facilities which are just next to the bedroom
- This is a light and airy room
Ground floor bathroom
- Door of 67cm
- Bath with hand rails and non slip bath mat. There will also be a bath seat available on request
- The bath has a hand held shower unit with taps that are easily turned on and off
Stairs
- There are 7 steps to a left hand landing where a chair could be positioned and a further 7 steps to the main landing
- The steps have a 18cm rise and a 25cm tread
- The hand rail is on the left hand side of the stairs all the way up.
First floor bedroom
- This is a large light airy room
- There is short pile carpet on the floor
- There are two futon chairs
- This room has terrestrial TV with a remote control
First floor bathroom
- This bathroom has a shower cubicle with a step of 14cm
- The basin is rounded at the front and free standing
- There is black and white cushion floor as floor covering and bath and pedestal mats on the floor (however these can be removed if required and a bathmat provided for the shower only)
- The taps are lever push and easily moveable
Grounds and Gardens
- We have a large garden with a patio and sheltered seating area.
- There is a pond with several fish and a waterfall. (This can be shut off at night if requested)
- There is no gate from the garden to the road but this is very quiet village
- There are several Bridleways and Footpaths around the village
Additional Information
- Mobile phone reception is not very good
- To evacuate the building the front door or patio doors will be used
- We operate a no smoking policy
- Both bedrooms have locks and the key will be given to you on arrival
- The front door is opened by using the Yale lock, this key will also be given to you on arrival
- There is a smoke alarm in the bottom hallway at the foot of the stairs and another on the top landing
- Pets and assistance dogs are welcome
- If you would like us to pre book your first nights meal at a local restaurant please advise us at time of booking
- Each room has a hospitality tray, hair dryer and clock radio
- Anyone who wants refreshment when returning to the house can be served tea and coffee in the lounge

Future plans
- Provide ramps for wheelchair accessibility September 2009
- We are planning to turn the upstairs store room into a further shower room and convert the second upstairs bedroom into a triple March 2010
- Make the downstairs bedroom a single March 2010 with the addition of a upright chair
- TV to be placed in this room
